Springfield is one of the fastest-growing master-planned communities in South East Queensland — and almost every home we visit in Springfield Lakes, Brookwater, Augustine Heights and Spring Mountain has the same gap left over from the build: the developer poured the front driveway and the alfresco, then walked away. The side paths, rear access paths, clothesline pads and the strip down to the back fence are missing — and homeowners are left walking on lawn, mulch, or the bare clay that turns into a slip-slide every wet season.

Why Springfield Homes Need Side and Rear Paths
The newer estates west of Brisbane are built tight. Side setbacks in Springfield Lakes are often only 1.5 to 2 metres, and the standard turf strip down the side of the house becomes a wet, narrow corridor that's hard to mow and harder to walk on with a bin or a wheelbarrow. A 900mm or 1000mm concrete side path solves four problems at once:

Working With Springfield's Developer Covenants
This is where Springfield is different to almost anywhere else we work. Most Springfield estates were released by master developers with binding design covenants — these spell out what you can and can't build, including external paving. Brookwater is the strictest; Springfield Lakes has variable rules depending on which release you're in; Spring Mountain and Augustine Heights newer releases also carry covenant restrictions.
Common covenant rules that affect paths:
- Plain grey concrete may be restricted in front yard areas — exposed aggregate or coloured concrete required instead
- Maximum hardstand coverage rules cap how much of the front yard can be concrete
- Side and rear paths are usually unrestricted (behind the front building line)
- Some estates require finishes to match or complement the driveway colour and texture

The bread and butter. A typical Springfield home gets a 900mm wide path running from the front corner, down the side of the house, around the back, and to the clothesline or shed. Length is usually 15 to 25 linear metres. We pour these at 100mm thickness on a compacted road-base bed, with SL72 mesh reinforcement and tooled control joints every 1.2m.
Pool Surrounds — Springfield Lakes Specialty
Pools are everywhere in Springfield Lakes. We pour pool surrounds in widths from 1.2m to 2.0m, almost always in exposed aggregate or salt-and-pepper finish for grip and look. The work is coordinated with the pool installer — we pour after the shell drops in and the coping is set. Drainage falls are critical here so the surround sheds water away from the pool shell.
Stepped Paths for Sloping Blocks
Spring Mountain, the higher parts of Augustine Heights, and the newer Springfield Rise releases all sit on graded ground. Stepped concrete paths are a clean solution — formed concrete risers with a broom-finish tread surface for grip. We can integrate galvanised handrail brackets in the pour for handrails later.
Landscaping Paths and Garden Strips
Curved aggregate paths winding through garden beds are increasingly popular across Brookwater and the more landscaped streets of Camira and Bellbird Park. These are formed with flexible boards and finished in exposed aggregate to soften the look against planting.
Springfield Finishes — What's Working in 2026
The standout finish across modern Springfield homes is exposed aggregate in soft greys and warm browns. It complements the rendered facades, the dark-grey Colorbond roofs and the charcoal pavers most builders are using. Coloured concrete in mid-grey is the next most common, often used on rear paths where the path connects to a patio slab.
Smooth steel-trowel finish remains common for side paths and back-of-house work — it's cheaper than aggregate and gives a clean modern line. For paths on slopes or around pool gates, we use a fine broom finish for slip resistance.
Soil and Drainage Around Springfield
Springfield soils are mostly clay-influenced — reactive enough to need proper preparation but not as severe as the heavy black soils further into Ipswich proper. We strip topsoil, lay 75-100mm of compacted road base, run a poly membrane where it abuts the house, and reinforce with SL72 mesh on chairs. Falls are designed at 1:60 to 1:100 to move water decisively into garden beds or stormwater.
